Pre-Warranty Expiration Inspection
Builders usually provide a 1-year warranty for new home construction. During this warranty period, the
new home buyer is protected. Many potentially major defects may go undetected by an untrained eye. It is prudent to obtain a list of defective items before the 12th month of the 1 yr. warranty period. Defective items on the list can be repaired at no cost to you . . . Have “peace of mind” knowing that potential problems were addressed before they could grow into something that could cost you a great deal of money after the warranty period is expired.
Home Inspection
The best way to ensure that you are well informed about the strengths and weaknesses of a property is to have a professional home inspection. Home inspectors are trained to identify problem areas both large and small that may have been overlooked by the previous owners/builders. We identify which items require immediate attention. Discover problems in the making and recommend appropriate preventive or corrective measures to avoid costly repairs.
New Construction (Foundation, Framing/ Pre-Drywall & Finished)
Because the quality of new construction is often not what it should be. Many buyers have independent reviews of their new home construction during separate stages of the building process. Including foundation, frame/pre-drywall and final inspection. These inexpensive inspections protects your purchase, prevents unpleasant surprises, and ensures the quality home that you’ve dreamed about. Good builders welcome quality assurance help.
Pre-Sale Inspection
Whether you are selling your home "by owner" or using a realtor, it is prudent to get a professional home inspection. All homes have strengths and weaknesses. I can identify any serious issues which must be addressed. The more you know about your home, the more prepared you will be for any offers. No more buyers’ requesting 11th hour negotiations.
